We're Powell Contracting, a North Vancouver-based construction company specializing in high-quality residential renovations and custom builds across the North Shore and Vancouver. We're looking for a Senior Project Manager to lead our residential renovation and custom build projects from start to finish. This role is ideal for someone with a strong track record managing projects independently, who's ready to take full ownership of budgets, schedules, and client relationships. You'll work closely with the managing director and office team, and take the lead on running your own sites.

What You'll Do

* Lead multiple residential renovation and build projects, ensuring schedules, budgets, and quality standards are met.
* Act as the primary point of contact for clients, keeping them informed and confident throughout the project.
* Manage subcontractors, site superintendents, and suppliers, keeping information flowing and decisions moving.
* Build and own project schedules, budgets, and procurement plans from pre-construction through completion.
* Prepare and negotiate change orders, and lead cost control and forecasting.
* Run site meetings, direct action items, and hold the team accountable to deadlines.
* Spot potential issues early, resolve them directly, and keep projects on track without heavy oversight.
* Ensure compliance with safety standards, permit requirements, and BC Building Code.

What We're Looking For

* Minimum 5 years of experience managing residential construction projects, ideally high-end renovations or custom homes.
* Proven ability to run projects in the $100K-$3M range with minimal supervision.
* Strong communication and organization skills. You keep everyone informed and follow through.
* Detail-oriented and proactive. You anticipate what's next, not just react.
* Comfortable reading construction drawings, managing budgets, and using scheduling tools (JobTread experience a plus).
* Experience with BC residential construction, including BC Building Code and permitting, is a must (knowledge from other provinces or countries is great, but this role requires hands-on familiarity with local codes and practices).
* A positive, team-oriented attitude, with the confidence to lead and the humility to still take direction when needed.
* Valid driver's license.
